K5 sensor cleaning help.

Hi all!
I'm selling a k5 but it has one persistent piece of dust on the sensor that shows up on certain pics and is hindering the sale. Now it's not worth paying for a pro clean as I'm selling. So questions are;
1) Do I clean it myself or significantly drop the price?
2) What would be the best/easiest/most cost effective method of getting rid of the offending dust?
